The house is on the Sovereign Islands on the Gold Coast.

Simpson, who is a world bikini champion and has 1.8 million Instagram followers, and Carroll, a successful fitness trainer, bought the property in 2021 without even stepping inside.

The couple was last month revealed as the buyers of a $9.5m mansion a few streets away known as The Lighthouse.

The home for sale is at 17 Queen Anne Court, Sovereign Islands and includes a four-bedroom, five bathroom house with a 1035sq m floorplan.

Isaac Kim and Ivy Wu, of Ivy Realty, are marketing the property.

Standout features include a mahogany-lined formal lounge, theatre, two-level library, 12.5m infinity-edge pool and seven-car basement.

“The sellers have upgraded but this home has a very distinct style,” Mr Kim said.

“The limestone and mahogany used throughout sets this home apart from others on Sovereign Islands.

The library has been compared to the library in the Harry Potter movies.

But he said it was the library which attracted the most attention.

“Everyone who comes in also says the library reminds them of the library from Harry Potter,” Mr Kim said.

“The spiral staircase in the corner allows access to the second level and you can look down through the void.”

The 724sq m property includes 29.8m of water frontage as well as a pontoon

“A vision of architectural excellence and opulence, this north-east-facing waterfront marvel is revered as a landmark Sovereign Islands estate,” the listing states.

“Refined marble, limestone and travertine finishes pair with coffered ceilings, elegant arches and wainscot wall panelling, while a showstopping cast-iron spiral staircase is complemented by an internal lift for effortless access between four floors.

“Curated with lavish flair, every detail is both indulgent and intentional.”

There has been a string of big sales on Sovereign Islands including 44 Knightsbridge Parade West, which sold for $8.5m through Ivy Realty.

Another property known as the castle, at 55 Knightsbridge Parade West, Sovereign Islands, sold in a $14.5m deal in May.

The highest recorded sale on the Sovereign Islands is $20m, paid by Clive Palmer in 2021 for 7-13 King Arthurs Court.
