Castle Hill still reigns supreme in the Townsville property market with homes on the hill and at its base fetching the highest sale prices in the 2024/2025 financial year.
Property data showed the top 10 sales of last financial year totalled more than $28m, with five in Castle Hill and five in North Ward.
The $5.5m sale of 48 Victoria St, North Ward, topped the list after selling in June.
The six-bedroom residence was also the second most expensive sale on record in Townsville behind the $6m sale of 32 Stirling St, Castle Hill, in October 2020.
Selling agent Janice Gallagher of Janice Gallagher Real Estate said the property sold “pretty much immediately” to a local family and attracted multiple offers.
“I would say it is the best house in Townsville,” she said.
“It is immaculate – you don’t have to do anything to it.
“There’s nothing not to love in that house and everything is on a grand scale.”

The $3.25m sale of 352 Stanley St, North Ward, was Townsville’s second most expensive home sale last financial year.
The historic ‘Castlecrag’, which once hosted royalty, underwent a substantial renovation and extension in the mid-2010s.
The home sold in March 2025 through Martin McDonough of McDonough Property Townsville.
Mr McDonough said the marketing campaign attracted strong interest from buyers and the general public alike.
“Anyone who walks the hill knows (the home) well,” he said.
“It’s one of those homes the Townsville public has always wanted to go inside of to see what it looks like.”
Mr McDonough said the property was scooped up by a local couple.
“It was a case of the right time and the right people,” he said.
“They fell in love with the whole package.”

In third place was 48 Yarrawonga Drive, Castle Hill, which sold for $2.85m in February through Brad Matheson of McGrath Townsville.
Rounding out the top five were there $2.65m sale of 1 Edinburgh Ct, Castle Hill, and the $2.625m sale of 58 Gilbert Cres, Castle Hill.
Ms Gallagher said Townsville’s prestige market remained “very busy” throughout last financial year, with a mixture of couples and families looking to buy into the top end of the market.
“There are a lot of local buyers around looking to upgrade,” she said.
“They are just sitting and waiting for new listings to come up.”
Ms Gallagher said she expected Townsville’s prestige market to continue to produce top dollar this financial year.
“(The market) is always about supply and demand,” she said.
“Right now we’ve got limited stock and more buyers than properties.”

Mr McDonough said while the wider Townsville market had been exceptionally strong across the past 12 months, Castle Hill remained the pinnacle of property in the NQ capital.
“The 4810 has always been ‘the’ postcode,” he said.
“It’s a status for some people.
“Even as a kid I knew that if you lived on Castle Hill, it meant you were rich.
“And it makes sense – you’re in the city, everything is within 1km and you’re looking out to those water views.”
Mr McDonough said there were some big listings on the horizon in Townsville, so top sale prices were likely to follow.
