A new development near some of Brisbane’s most popular suburbs has seen such demand for its affordable unit options that construction began before sales even started.
The three-level development named Arca, a new Stafford project by Red & Co, is offering two and three-bedroom units on a block more than 4,000 sqm large: designed to emulate spacious house living for people who’ve been priced out of Stafford’s available houses.

Its developers said reception was so popular that it allowed them to commence construction before the start of their sales campaign.
Red & Co director Keiran Foster said while Stafford was next to some of Brisbane’s “most glamorous suburbs”, he felt its amenities and ease of transport made it stand out in its own right.
“Housing prices in that area have run so hard and fast,” he said. “We’re seeing these as genuine housing alternatives for people.”
60 units will exist within the development, ranging from 24 two-bedroom apartments to 36 three-bedroom apartments. Prices will begin at $990,000, ranging up to $1.5 million for the higher-end units within the property.
The project features 60 units spread across three levels on a 4,000 sqm block.
Stafford’s median house price sits at $1.13 million. While its median unit price remains at $680,000, Mr Foster said the units boasted an oversized design to fully take advantage of the project’s space.
“The view is if we’re gonna get people that move into apartments, you do need to provide them with more space,” he said. “All the three bedroom [units] get a study, all the two bedrooms get a proper multipurpose room.”
Each apartment will come with two car parks allocated to them, with the building boasting a large communal area with swimming pool and barbecue facilities.
Red & Co. is seeing popular feedback for the property from families with pets, seeking accessible home options in the area.
Residents can expect to move in around Q2 of 2027.
Mr Foster said the large land space they were able to acquire allowed the team to spread out both the units and their surroundings, with 302 sqm of landscaping bordering the property.
“We’re seeing [reception from] young families and downsizers – particularly with everyone living in apartments with a pet,” he said.
Balmain & Co is confirmed to be building the project, with Total Property Group managing sales for the available units.
Having had their sod-turning ceremony, full construction is set to commence in August, with completion expected at the end of 2027’s first quarter.
